Our Property Management Services includes:

Leasing Services:

  • Market Property / Tenant Placement / Home staging & professional photos
  • Show property to potential renters
  • Drafting of the lease contract. The contract can be in bilingual Spanish – English version.
  • Lease negotiations and execution.
  • Check credit history for all applicants & verify employment and income.
  • Present all information for owner to approve or disapprove.
  • Provide copies to the owner, of all documents digitally.

Management Services.

  • Provide address for mail
  • Collect rents and monthly transfer
  • Detailed Monthly Statements by Property
  • Tax services
  • Manage all communication with tenant and the Homeowners Association HOA
  • Lease renewals and updating incomes with IPC (CPI)
  • Represent and defend the interests of the owner to the City Council, the Owners Association, insurance companies, neighbours of the property or any person disturbing the property.
  • Attendance to the Owners Association Meetings representing the Owner when it is necessary to defend the interests of the client.
  • Pay or will order to pay building expenses and IBI (city council tax) on behalf of the owner.
  • Renaming of supplies on behalf of the owner or the tenant (including new contracts for basic supplies such as water, gas and electricity).
  • Custody of a set of keys of the client’s property.
  • Custody of contract of lease and original files release by the lawyers of the client.
  • Schedule all maintenance issues Manage and verify work performed.
  • Send invoices and pictures of work performed electronically to owner.
  • Move-in and move-out inspections.
  • Issue invoices when necessary.
